Real estate WhatsApp templates: enquiry, site visit, price revision, possession

Most messages a builder sends after the first enquiry are about something the buyer booked or paid for, and Meta can bill those as utility at 11.5 paise. The ones that sell a flat cost 86 paise and, under RERA, count as advertising.

The short version

  • Visit confirmations, reminders, booking receipts, payment demands and handover appointments are usually utility: ₹0.115 per delivered message to an Indian number, before GST.
  • Post-visit nudges, price revision notices to prospects and new-launch messages are marketing at ₹0.8631, whatever category you submit them under.
  • The RERA Act defines an advertisement as publicity in any form, so treat every marketing template about a project as one: registered projects only, with the registration number and the authority's website.
  • Never put a possession date or a price in a template that differs from what you registered or quoted. Under section 12 of the Act, a buyer who loses money on a false statement in an advertisement is owed compensation.

Vikram Iyer heads sales for Sahyadri Habitats in Thane, eight people selling two towers of a project called Kesar Greens. His team already answers enquiries on WhatsApp. What they didn’t have was a set of approved templates for everything after the first chat: the visit reminder that goes out the evening before, the demand letter for the next slab, the handover appointment two years later. Each salesperson typed their own version, from their own phone.

This pack covers that stretch of the buyer journey. If you want the first five minutes of an enquiry (fast replies, buttons, routing to the right agent), read our real estate enquiry playbook first. This page picks up where it stops.

Why the category matters to a builder

Any message you start after the buyer has been silent for 24 hours must be a template Meta has approved, and Meta prices each delivered template by its category. To an Indian number, a utility template costs ₹0.115 and a marketing one ₹0.8631, before GST, on the rate card effective 1 July 2026 (unchanged on the 1 October card).

You pick a category when you submit. If Meta reads your “utility” template as marketing, it approves it as marketing and bills it that way. Utility has to be non-promotional and specific to something the buyer did or asked for. The categories below are our reading of Meta’s rules, not a promise of approval; our guide to how Meta decides the category has the detail.

The brochure isn’t on the list. A buyer who asks for it has just messaged you, so send the PDF as an ordinary reply. Since 1 October 2026, replies are free only for the first 1,000 per number each month, then ₹0.115 each.

What RERA changes about the wording

The Real Estate (Regulation and Development) Act, 2016 defines an advertisement as any notice, circular or “publicity in any form” informing people about a real estate project. The housing ministry’s FAQ on the Act says any medium used to solicit a sale is covered, and names text messages and email. We read a WhatsApp marketing template about a project the same way. Three sections follow from that:

  • Section 3(1): a promoter can’t advertise or market a project that isn’t registered with the state’s RERA authority (the Act has some exemptions, such as very small projects).
  • Section 11(2): an advertisement must prominently mention the authority’s website address and include the project’s registration number.
  • Section 12: if a buyer pays an advance on the strength of an incorrect or false statement in an advertisement and loses money, the promoter must compensate them. Section 10 bars registered agents from making false or misleading statements too.

So templates 6, 7 and 8 carry the registration number and the authority’s website. State authorities add their own orders on top of the Act, so check your state’s rules before you submit. This is our reading, not legal advice.

Before the visit

1. Portal enquiry: continue on WhatsApp

For a buyer who filled in a form on a property portal or your website and ticked “contact me on WhatsApp”.

Hi {{1}}, thank you for your enquiry about {{2}} on {{3}}. This is Sahyadri Habitats. Reply here with any question, or tap below to book a site visit.

Buttons: Book a site visit, Call me back. Meta lists “continue a conversation on WhatsApp” as utility, but only when the person asked for the move to WhatsApp. If your form didn’t ask, don’t use it. Add “only 4 units left” and it becomes marketing.

2. Site visit confirmed

Hi {{1}}, your site visit to {{2}} is confirmed for {{3}} at {{4}}. {{5}} will meet you at the sales office. The location is below.

Buttons: Get directions (URL), Reschedule. It’s a booking the buyer made, so it fits Meta’s utility test.

3. Visit reminder, evening before

Hi {{1}}, a reminder of your visit to {{2}} tomorrow at {{3}}. Please tap to confirm, or choose another time.

Buttons: Confirm, Reschedule. Keep it this short. A line like “prices revise on the 1st” turns an 11.5 paise reminder into an 86 paise marketing message, and it’s a price claim RERA would treat as advertising.

4. Missed visit: rebook

Hi {{1}}, we were expecting you at {{2}} today and are sorry we missed you. If you'd still like to visit, tap below to pick a new time.

Buttons: Pick a new time, Not now. It refers to the buyer’s own booking and offers nothing, so we expect utility. It’s borderline, because “still like to visit” can read as a nudge.

After the visit

5. Feedback on the visit

Hi {{1}}, thank you for visiting {{2}} on {{3}}. How was the visit with {{4}}? Tap below to tell us.

Buttons: It was helpful, I had a problem. Meta accepts feedback requests as utility only when they name the specific visit or transaction. A generic “rate us” won’t qualify.

6. Post-visit follow-up (marketing)

Hi {{1}}, following up on your visit to {{2}}. {{3}} units of the type you saw are still available, and {{4}} can answer any questions. RERA registration {{5}}, details at {{6}}. Reply STOP to opt out.

Buttons: Talk to sales, Not interested. Any message that tries to move a buyer towards booking is marketing in Meta’s terms, even if the buyer asked you to follow up. Fill the unit count from your live inventory on the day you send it. A stale number is the kind of statement section 12 is about. Send one, a day or two after the visit, and stop.

7. Price revision notice to prospects (marketing)

Hi {{1}}, prices for {{2}} at {{3}} will be revised from {{4}}. Bookings made before then are at the current price list. RERA registration {{5}}, details at {{6}}. Reply STOP to opt out.

Buttons: Get the current price list, Talk to sales. A deadline is persuasion, so this is marketing. Send it only when the revision is decided and dated, and only to people who opted in. “Prices may go up soon” with no date is the kind of claim that ends up in a complaint.

8. New tower or phase launch (marketing)

Hi {{1}}, {{2}} at {{3}} is now open for booking. You enquired with us earlier, so we wanted you to hear first. RERA registration {{4}}, details at {{5}}. Reply STOP to opt out.

Buttons: See floor plans, Book a site visit. Only send this after the new phase has its own registration, since section 3(1) bars marketing before it. Pre-launch “expressions of interest” for an unregistered tower don’t belong on WhatsApp or anywhere else.

After booking

These go to allottees, people who’ve paid you. They’re specific to a purchase, and none of them sells anything, so we expect all four to be utility.

9. Booking amount received

Hi {{1}}, we've received ₹{{2}} towards apartment {{3}} at {{4}} on {{5}}. Your receipt number is {{6}}, and your relationship manager is {{7}}.

Section 13 of the Act caps what a promoter can take before signing an agreement for sale at 10% of the cost, so this receipt shouldn’t be for more than that unless the agreement is signed.

10. Payment demand for the next stage

Hi {{1}}, as per your payment plan for apartment {{2}}, the instalment for {{3}} of ₹{{4}} is due by {{5}}. The demand letter is on your buyer page below.

Buttons: View payment details (URL), Talk to my RM. Meta’s own utility examples include a payment reminder. Send it when the stage is actually reached on site, not when the schedule says it should be.

11. Construction progress update

Hi {{1}}, here's the construction update for {{2}} as of {{3}}: {{4}}. The full update with photos is on your buyer page below.

Buttons: View update (URL). Keep the fourth variable factual (“slab of the 14th floor cast”). Don’t put a possession date in it unless it’s the completion date you declared to RERA when you registered. Section 4 of the Act makes you declare that period, and it’s the date buyers will hold you to.

12. Possession handover appointment

Hi {{1}}, apartment {{2}} at {{3}} is ready for handover. Please choose a date for your possession appointment, and bring the documents listed on the page below.

Buttons: Choose a date, Document list (URL), Talk to my RM. Only send it once the paperwork that allows handover is in place. “Ready for handover” sent early generates a lot of angry calls.

What a month of these costs

Example numbers for Vikram’s team, to show the maths:

  • 400 visits booked: confirmation and reminder each, 800 × ₹0.115 = ₹92.
  • 150 feedback requests: 150 × ₹0.115 = about ₹17.
  • 300 post-visit follow-ups: 300 × ₹0.8631 = about ₹259.
  • One price revision notice to 2,000 opted-in prospects: 2,000 × ₹0.8631 = about ₹1,726.
  • 120 allottees each getting a payment demand and a progress update: 240 × ₹0.115 = about ₹28.

That’s about ₹2,122 a month before GST, and the one price revision send is more than 80% of it. Cut that list to people who enquired about that tower and configuration first. The people you drop weren’t going to book a 3BHK in Kesar Greens anyway.

If a buyer first messaged you from a click-to-WhatsApp ad and you replied in time, a free window of up to 7 days opens and templates sent inside it cost nothing. Our guide to the free entry point window explains how to plan visit confirmations and reminders inside it.

Before you submit these, read each utility template once and ask whether it would still make sense if no flat were for sale. If it wouldn’t, it’s marketing. Submit it as marketing, put the registration number in it, and budget for 86 paise.
